The SIMA panel points to a stabilization of house prices in 2026.

The panel on house prices organised by SIMA, held at the Beatriz Building in Madrid, highlighted a trend towards stabilisation of the residential market after years of sharp increases.

Experts agreed that the increase in the cost of financing has moderated demand, favouring a slowdown in price growth. However, they stressed that the structural shortage of supply continues to act as the main support of the market.

"The lack of available housing, especially in new construction, limits significant adjustments in prices," they said during the meeting.

The panel also highlighted the differences between markets, with greater pressure in large cities and tourist areas, compared to a more contained evolution in secondary areas. Likewise, renting continues to be one of the main sources of tension due to the imbalance between supply and demand.

The experts concluded that the evolution of the market in the coming months will depend on the economic context and the ability to generate new supply, highlighting the need to promote public-private collaboration to improve housing accessibility.
